Turnkey Architecture
A new way to experience a renovation.
Renovating a property is often one of the most important experiences in a family's life, but it can also become one of the most stressful. Anyone who has gone through a renovation project probably recognizes the feeling of dealing with inconsistent budgets, different suppliers, confusing schedules, and materials arriving at the wrong time. Add to that the need to make urgent decisions every day, often receiving messages early in the morning asking which fixture to install, which stone to choose, or which electrical outlet should be moved. Thus, what should represent the beginning of a new chapter ends up becoming a second job for the client.
This scenario occurs because, in most projects, there is a structural problem: the client assumes the role of managing their own renovation, even without experience, time, or knowledge of the correct sequence of decisions. It was precisely to eliminate this problem that the Turnkey concept emerged, which literally means "key in hand," but in practice represents something much broader. It is a model in which a single team coordinates the entire construction process, from project development to the final delivery of the property completely ready for use.
At GUZLIVE, we believe that a renovation shouldn't disrupt the client's routine, but rather be conducted by professionals prepared to plan, coordinate, and execute hundreds of technical decisions in an organized manner. Our goal has never been just to deliver a beautiful apartment, but to provide a completely different experience throughout the entire process, because we understand that how the work is done is just as important as the final result.
What is turnkey?
The Turn Key model is a methodology for managing and executing construction projects in which the client hires a single firm to coordinate all stages of the process. This means that, instead of negotiating individually with dozens of suppliers, monitoring schedules, controlling purchases, and solving problems daily, the client relies on a single team responsible for integrating all these activities.
At GUZLIVE, we understand that architecture goes far beyond design, as designing is only one step, and excellent architecture also depends on the quality of execution, financial management, supplier coordination, and the organization of the entire project. Therefore, we have developed a process capable of transforming hundreds of complex decisions into a clear, predictable, and organized journey, in which the client continues to participate in important decisions but no longer assumes the role of project manager—a responsibility that becomes ours.
Much more than just handing over the keys!
Many people believe that Turn Key simply means delivering a ready-to-move-in property, but while that's part of the concept, this definition is quite limited, as the greatest benefit of the model lies in everything that happens before delivery, such as planning, coordination, scheduling, purchasing, logistics, financial control, team coordination, execution supervision, and quality management.
These processes typically remain invisible to those who only observe the result, but they are precisely what determine whether the renovation will be smooth or chaotic. When all these stages function in an integrated way, the project gains predictability, suppliers work better, materials arrive at the right time, costs remain under control, and the client can continue living their routine normally – exactly the experience we seek to offer.
The real problem is not the reform.
After years of following construction projects, we've noticed a rather curious situation: almost no one is afraid of the renovation itself, as the apprehension is usually associated with the process, involving concerns such as losing money, hiring the wrong suppliers, making the wrong decisions, experiencing delays, having to solve problems daily, receiving unexpected calls during work, and not knowing if the project is actually progressing.
Note that virtually all of these concerns are related to management and not architecture, which is precisely where the Turn Key model makes a difference, as it completely reorganizes how the renovation is conducted.
Who is the Turn Key service suitable for?
While virtually anyone can benefit from this model, it makes even more sense for clients who value time, organization, and predictability. It is especially suitable for people with busy professional schedules who have little time to oversee a project daily and can now rely on the technical coordination of our team; for clients who live in another city or country, since all management takes place through organized processes, meetings, and constant monitoring; for families who want to reduce the stress of renovations, making the process easier by organizing hundreds of decisions; for those seeking a high standard of execution, especially in sophisticated projects involving multiple suppliers and high complexity; and for clients who want predictability, significantly reducing unforeseen events through planning, coordination, and continuous management.
When a turnkey solution might not be the best choice.
We also believe in transparency, and the Turn Key model is not mandatory for all clients. Those who wish to personally manage the entire project, negotiate individually with suppliers, and monitor each stage daily can opt only for project development, receiving an extremely detailed executive project prepared to guide its execution. The main difference lies in the management of the work, since in the Turn Key model we remain alongside the client until final delivery.
The difference between hiring an architect and hiring a turnkey firm.
This is perhaps one of the biggest questions for those researching architecture, as many people imagine that all firms work the same way, when in practice there are significant differences. In a traditional model, the firm typically develops the project and ends its participation after delivering the documentation, leaving the client to coordinate suppliers, purchases, schedules, and execution.
In the Turnkey model, the opposite happens, as the project represents only the beginning of the journey, and after it, the process continues with budget equalization, supplier contracting, purchase planning, financial control, construction coordination, technical visits, quality monitoring, problem solving, and final delivery, representing a complete change of responsibility.
The biggest benefits of the Turn Key model
Over the years we have realized that our clients primarily value five aspects: time savings, since the client no longer has to manage dozens of different professionals and instead has a single point of contact; greater predictability, with schedules, purchases, costs, and decisions following a structured plan; centralized communication, reducing noise and increasing clarity by concentrating all information within the GUZLIVE team; quality of execution, ensuring greater fidelity between the approved concept and the constructed result; and finally, peace of mind, allowing the client to continue working, traveling, and living their routine while the project is handled by a specialized team.
Why did we choose to work this way?
When we founded GUZLIVE, we quickly realized that even excellent projects could produce bad experiences when execution was disorganized, causing clients happy with the project to become frustrated during construction, not because of the architecture, but because no one was coordinating the entire process.
It was then that we understood that our work needed to go beyond the design phase, because architecture doesn't end with the delivery of the detailed design; it continues throughout the entire execution. Today we understand that our true work is to reduce the complexity of the renovation, transforming hundreds of technical decisions into a clear, organized, and predictable process, which we call a Turnkey experience.
Our commitment
At GUZLIVE, we believe that a well-executed project doesn't happen by chance; it stems from planning, organization, communication, management, and the integration between design and execution. More than just delivering a finished property, we want our clients to enjoy the entire journey leading up to that moment, because we believe that renovating a home should be an exciting experience, not a period of constant worry.
What is included in the GUZLIVE Turn Key package?
Each project has its own characteristics, but our work typically covers all the necessary steps to transform a project into a move-in ready home.
In general, we organize our work into major areas that cover the entire construction process:
1
Civil works: demolition, infrastructure, installations and structural execution;
2
Finishes: coverings, paint, lighting and all the final details of the construction;
3
Custom-made: carpentry, stonework, metalwork and other personalized elements;
4
Loose furniture: selection and acquisition of furniture that complements the project;
5
Decoration and accessories: objects, rugs, curtains, linens and items that give identity to the space;
6
Cleaning and organization during and at the end of construction: continuous preparation of the environment and delivery of the property ready for use.
How does a turnkey project work in practice?
A common question is: "What happens after I sign up with GUZLIVE?"
First, it's important to understand that the Turnkey project begins after the completion of the detailed design. In other words, the client can choose to continue with us on the execution after having the complete project in hand.
From that point on, we assume integrated project management. Unlike a traditional renovation, where the client needs to coordinate everything, in Turnkey projects we centralize suppliers, purchasing, scheduling, and execution. The client participates in the decisions but doesn't need to manage the process.
Our work is divided into two phases:
Phase 1: Project
We begin with a strategic briefing to understand who will be living in the property — their habits, needs, and expectations.
Based on this, we develop the project in stages: layout, concept, preliminary design, and detailed design. Everything is presented and validated with the client until we arrive at a complete solution ready for implementation.
Phase 2: Turnkey Execution
With the project finalized, we began execution in a structured and integrated manner. We started by equalizing the budgets, ensuring that all suppliers were considering exactly the same scope. Next, we organized the construction plan, defining the schedule, purchases, and logistics to reduce the risk of delays and unforeseen events.
Subsequently, we coordinate purchases and contracts, ensuring that each item and professional is available at the right time. Throughout the execution, we provide technical support, align the suppliers involved, and monitor the quality of services, maintaining the standard defined in the project.
In parallel, we continuously monitor the financial control, bringing more predictability and transparency to the process. Finally, we conduct a complete review of all details before handing over the property ready for use.
Our goal is simple: to transform the project into reality with organization, security, and peace of mind for the client.
What changes in your life when you hire a Turnkey Project Execution team?
When we talk about Turnkey projects, people often only think about the construction itself, but we prefer to look at the real impact this model has on the client's life. By choosing this work format, you stop taking on hundreds of operational responsibilities and start relying on a specialized team to conduct the entire process with organization and strategy.
In practice, this means you no longer need to spend your weekends visiting stores to resolve urgent purchases, nor deal with dozens of different suppliers daily. You also don't need to figure out on your own which professional should start the job first, nor manage complex schedules or constantly negotiate with different companies.
While all this happens behind the scenes, you continue living your routine with much more peace of mind, being able to work, travel, and take care of your family without the construction becoming a constant source of worry. Even so, you remain involved in important project decisions, but now in a structured way, at the right time, and with the support of a team that organizes each stage clearly.
At GUZLIVE, we believe this is the true meaning of Turn Key architecture. It's not just about delivering a finished property, but about providing a smoother, safer, and well-managed experience from start to finish, allowing the client to enjoy the entire process with confidence and much less stress.
